Fortaleza's rental market spans seasonal beach apartments let by the week, fully-furnished corporate lets for business executives, and standard unfurnished residential leases subject to Brazil's Lei do Inquilinato. Each segment has its own pricing logic, contract requirements, and tenant profile — and confusing them leads to vacancies or disputes. Gardeningharborv manages rentals across all three segments. For landlords, we handle property photography, listing placement, tenant enquiry filtering, credit screening, contract drafting, and monthly collection reporting. For tenants, we curate a shortlist based on your budget and neighbourhood preference, accompany visits, and guide you through the guarantor or caução requirements common in Fortaleza.

Every prospective tenant goes through income verification, credit bureau check (Serasa/SPC), and reference review before we present their application to the landlord. We explain exactly what each step found and make a clear recommendation — the final decision always rests with the property owner.
We prepare a legally compliant lease under Lei do Inquilinato, coordinate its signing, and send the landlord a monthly digital report showing rent received, any arrears, and upcoming renewal milestones. Disputes, if they arise, are escalated to a partnered legal firm at a pre-agreed rate.
Tenants receive a shortlist of genuine, currently available properties — not placeholder listings used to generate leads. Each card includes actual photos, an honest description of the neighbourhood character, and the precise guarantee requirement the landlord has stipulated.
On the day of key handover, our advisor completes a detailed condition inventory alongside you and the landlord. This documented record protects your deposit and reduces end-of-tenancy friction. We remain available by phone throughout the first month of your tenancy for any issues that surface.

We manage the relationship and the paperwork — we do not provide a rent guarantee to landlords, meaning if a tenant defaults and legal eviction is necessary, this follows Brazil's judicial process and timelines, which are outside our control. Seasonal lets (aluguel por temporada) of up to 90 days are managed under a separate, lighter-touch agreement; tax obligations on rental income remain the landlord's responsibility and should be discussed with an accountant.
